We have found over the years that one of the best ways for us to ensure you have a good tenancy is for us to concentrate as much time and effort as we can on the tenants as the more contact we have the better we find the reaction back. Students often feel marginalised by agents and once this feeling begins they feel that there is little interest in them and as such they then to show less respect for the properties.
To this end we encourage as much personal contact with our tenants as possible through the initial interview meeting to a comprehensive question and answer before signing the lease with the tenants these two meetings can take over one and a half hours. This is followed up by a full 1 hour introduction to the property on entry at which time the tenants are supplied with all the necessary information needed to start the tenancy, two inventory copies and a comprehensive disc of photographs of the property taken just before they take up occupancy so there is little room for dispute at the end of the lease.
These actions are then re enforced by monthly inspections throughout the tenancy and a series of meetings towards the end of the lease to run through any problems they may be facing and to highlight any cleaning areas that they may have missed allowing for minimal dispute and disruption.
